Site Preparation
Before any construction begins, the site needs to be prepared. This includes clearing out trees and brush, removing underground utilities, and preparing the land for construction.
Pre-Construction
The first step in the pre-construction process is to conduct a site survey. A site survey is used to determine the location of utilities, such as water, sewer, gas, electricity, telephone, cable television, and fiber optic lines. In addition, the surveyor must identify the boundaries of the property, which includes the lot line, building setbacks, easements, and other restrictions.
Construction
Once the plans are approved by the city, the developer will need to obtain building permits. This process includes submitting an application with the required documentation. After the permit has been issued, the developer must then hire contractors to perform the work.
Post-Construction
After the building has been completed, there are still some services that need to be performed. These post-construction services include landscaping, electrical work, plumbing, heating/cooling systems, and more.
